We like high quality, class A type of buildings. These can also be larger projects with multiple buildings. We are currently more interested in multifamily residential and mixed use. However, we will consider Class-A offices under certain situations. Office projects should have a unique concept and/or market, have a strong competitive advantage, and have pre-leases in place. We will not invest in office speculation buildings.
We generally prefer mid to high rise buildings, especially as we are in the gateway cities. Master planned communities do not typically fit our criteria.
At the moment this is our primary focus as we can contribute more added value. We will consider existing buildings if we feel there is additional value that we can bring to the table. Office to residential conversions is one category that could fit well into our model.
We generally prefer projects that have entitlements in place. If there is an exceptional situation, we may consider land, but this is rare. As we like to help with the project design to make sure it fits our added value and model, we can work with developments that are in the permitting stage. However, we prefer projects that are shovel ready, or very close to it, with just some minor tweaks on our part.
In the US, we are mainly looking at the gateway cities. Our team is internationally oriented, and also have strong relationships and interest in the Asia region. We also will look at Europe if the right project comes to us.
Yes, the IMK Development Group investment model includes sustainability. We are especially interested in the environmental impact and energy efficiency and improvement that we can help build into the project.
We are flexible in the structure and can discuss different options. In general, we like to be co-sponsors, or joint venture partners.
We do not like to be completely passive investors. However, will consider LP's in some situations, as long as we also have some meaningful management input and with developers with extremely strong track records.
We can also work with our strategic partners and structure funding throughout parts of the capital stack.
The minimum investment amount that IMK Development Group invests into development projects vary depending on the specific project. As we prefer projects with scale, the larger projects are more interesting. We also like to bring in additional partners that co-invest with us on the very large development projects and can contribute additional added value.
Yes, we also look at technology that is synergistic with our real estate investment model and current technologies. We are currently looking at various battery technologies that might work well with the technology that we currently have and described herein. If there are some new and unique battery technologies, we will look at investing in those and incorporating that into our model and projects.
